Fiduciary, Responsibility, Mortgage Brokers, and Evil

Judge a man not by single words they expound, but rather by the character they demonstrate!

Fiduciary is possibly the most misunderstood word in real estate and lending. Brian and I disagree on the application but treat our clients similarly. Our differences over fiduciary may come from our diversity, Brian is also a hard money broker with a prior responsibility to the lender, and a mortgage banker with his own money at risk (Mortgage brokers are subject to buying back fraudulent loans, also.) and a responsibility to his firm both supercede any fiduciary to an applicant.

It matters not that the two of us disagree as we both protect the client, my concern is that those with less experience and a different mind set may interpret Brian's (misguided?) position as license to abuse clients. The stage may already be set for mortgage lenders to have their responsibility tested in court with politicians seeking votes from home owners and more importantly former home owners blaming them for rising payments and their defaults. No less than the NAR is covering their broad and vulnerable back side by pointing the finger at mortgage brokers. Please reread Jose Luis Ramirez's50+ Wholesale Lenders Now Belly-up or Floundering - updated - list keeps on growing

But this time read more than the names! There are many reasons these companies are changing and it is changing not necessarily dying, but some of us are going to pay not for our actions but rather for votes.

See: The Buck It Don't Stop Here / Shame On The NAR

Congratulations Ken you're in interesting company, CBS, the NAR.

A Question of Fiduciary, Opinions

If good experienced people disagree we add to the confusion of the good but inexperienced! Pick your mentors well! If you pick Brian Brady you'll find him at the front of the prade, slightly to my left carrieing the other side of the banner!

Feel Good Blogs Are Good For Your Soul

I'm on Active Rain, and others for the exchange of ideas on real estate! It also helps to promote my books, CDs and services, I preach real estate and mortgages. I claim mine is a kinder gentler approach to opportunity real estate investment and mortgage lending. I'd like to think that people are better off having read what I write, but generally I leave your soul to others.

I believe our blogs can be catagorize as: a waste of time, pure ads, social, educational, and feel good. The first two are not worth commenting on. I like some of the social blogs I've correspond with some people that I feel very close with, I haven't meet them yet but I will. Your list may be totally different than mine but so what! I only read the blogs that interest me. When I first came on line back in August of 2006 I tried to read them all and listed all but the educational as a waste of time. I was wrong I needed to get more involved and learn who I was reading and writing to.

The serious stuff, the educational, is my reason for being here, AR provides today's best opportunity to exchange ideas with the best in real estate and lending. There is no better way to prefect your own ideas than bang heads with the best and listening to and discuss the ideas with bright novices. All to many sales people burn-out, dry-up, or change fields simply because they became isolated from their peers, to remain current and relevant it's necessary to interact with more than just your customers. You've got to be involved, knowing all about the NINA, 100%, with a 580 FICO is irreverent it's gone! You've got to stay involved. The better a salesman gets, in his own market and even his own office the more isolated he gets, once isolation occurs it's only a matter of time until he finds out he's obsolete.

Feel Good Blogs, are good for your soul! At first I thought these bits of non-sense were another waste of time. Again, I was wrong. Even the best of sales people face rejection every time they go to work those with lesser people skills face even more. The feel good blogers do more to help sales people that even the reader knows! Many of us preach hell and brimstone in the educational blogs but after you've learned real estate, lending, or investing you've got to go out and make the sale! Nothing helps you to make a sale as much as a positive attitude and a smile!

Feel good blogers preach a gentle loving feel good doctrine. On AR the sect is lead by The Revered Right Reverend TLW a recent example of her roaring sermonsDo You Know The Origins Of The Smiley Face? I Do...ROAR! , typically leaves the readers with a smile on their face and a warm feeling in their heart. TLW always opens discussion on her sermons or BB's blogs with her own brand of prayer.

Look at the congregation, they add to the message. If you're selling you need to feel good and if you read these endless post you can't help but have a better day. Like a revival meeting, the Laity chimes in with lots of nice words and their own testimony take a look at Deacons:

Rick & Ines - Miami Shores Real Estate Professionals Jump in not ounce but four times and if the laughing baby doesn't make you smile, get out of sales.

Ann Cummings ~ Portsmouth NH & So. ME Areas Went to some effort to add to the occasion.

Cyber Café & Back Porch Conversations Jay Merton & Medford Ambrose-The Codgers Provide photos of a friends effort to share the feeling.

Nick M. - Appraiser in West Palm - South Florida Real Estate Appraiser - Proves there's hope for the world, a jovial appraiser in a falling market, if he can smile we all can.

I've never understood "talking in tongues" but it seems to work on the internet.

Jeff Dowler Had a short but original contribution.

Laurie Manny Had by far the best illustration.

TLW herself shows us with one word and a photo that no matter how fierce we might be, the female of the species rules!

Jeff Link ASR,E-Pro, GRI, Anyone who'll drive all day so his son can try out for a band and preform in a play all in one long day has got to make you smile. TLW attracts nice people.

Feel good blogs, I for one smiled when I read the blog, I smiled when I read the never ending comments and I smiled when I wrote about them. I'll bet the people I mentioned and their friends will smile again when they read this. Smiling is good for your soul, there for feel good bloging is good for your soul!

Keep on blogging!
